Commercial epoxy work is a different job from a residential garage, and most of the difference is in the preparation and the scheduling rather than the coating itself.
Nearly every epoxy failure traces back to prep, not product. On a commercial slab that means mechanical profiling — diamond grinding or shot-blasting depending on the size of the floor and what was on it before — to open the surface so the resin can key into the concrete. A coating applied over a sealed, power-troweled slab has nothing to grip and will eventually let go in sheets.

Moisture testing comes first. Epoxy forms a continuous film, so moisture moving up through the slab has nowhere to go and collects underneath until it lifts. On slab-on-grade buildings without a working vapour barrier this is the single most common cause of failure. Below-grade slabs are where moisture testing matters most. Georgia basements sit in clay that holds water against the slab, and a coating installed without checking will blister. Tested and prepared properly, a coated basement floor beats carpet or laminate — it will not harbour mould, and a leak is a mop rather than a replacement.

- 1. Moisture Testing & AssessmentWe test the slab for moisture and look at what is already on it — old coatings, adhesive, sealer, oil. Oil in particular has to be drawn out first; resin will not bond over it.
- 2. Mechanical PreparationDiamond grinding for most floors, shot-blasting for large industrial slabs. Acid etching is not a substitute — it is the shortcut behind most of the failed floors we get called to replace.
- 3. Crack & Joint RepairCracks, spalls and pop-outs are cut out, filled with a rigid patching compound and ground flush so repairs disappear under the finished coating.
- 4. PrimerA penetrating primer wets into the open concrete to form the bond layer, and reduces the outgassing that causes pinholes and bubbles in the base coat.
- 5. Base Coat & Flake BroadcastThe pigmented base coat goes down and vinyl flake is broadcast into it while wet — to refusal for full coverage or lighter for a subtler pattern. Excess is scraped and vacuumed once cured.
- 6. TopcoatThe clear topcoat determines real performance: gloss, abrasion and chemical resistance, plus slip resistance where an anti-slip additive is needed. Polyaspartic cures faster and resists UV yellowing.

On a properly prepared slab, a quality epoxy or polyaspartic system in a residential garage will typically last well over a decade, and commercial systems are specified to the traffic they carry. Lifespan is governed far more by preparation than by the resin — a floor ground or shot-blasted before coating will outlast an acid-etched one several times over.
They are usually combined rather than chosen between: an epoxy base coat for build and adhesion, with a polyaspartic topcoat for durability, faster cure and UV stability. Polyaspartic alone cures very quickly, allowing a one-day installation but leaving far less working time. For most Atlanta garages the hybrid gives the best result, particularly where daylight reaches the floor.
Light foot traffic is generally fine after about 24 hours. Vehicles need longer — commonly several days — because the coating has to reach full hardness before hot tyres sit on it. Temperature and humidity both move these numbers, so we confirm the exact schedule for your system and the conditions on the day.
Peeling is a bond failure, and nearly always means the slab was not mechanically profiled or moisture was not addressed first. Yellowing is different — it is UV exposure, and standard epoxy will amber in direct sunlight. In most cases, yes. Cracks and spalled areas are cut out, filled with a rigid repair compound and ground flush before coating so they do not read through the finish. The exception is an actively moving structural crack — a coating will not hold that together, and it needs assessing properly before any flooring work is quoted.
Usually, yes. A new system needs to bond to concrete, not to a failing layer of something else, so existing coatings, sealers and adhesive residue come off during mechanical preparation. Where an old coating is genuinely sound and compatible it can sometimes be abraded and coated over, but only after testing adhesion.
