Most of what we polish around Atlanta falls into a handful of building types: distribution and light-industrial space along the I-85 and I-285 corridors, retail and restaurant buildouts where the slab becomes the finished floor, showrooms and dealerships, schools and municipal buildings, and a growing number of homes where a basement or main-floor slab gets polished instead of covered.

Moisture From Red Clay
North Georgia is slab-on-grade over clay that holds water. On slabs poured before vapour barriers were standard, moisture is the most common cause of failure — so we test before quoting, not after.
Hard-Troweled Older Slabs
Older pours tend to be tight and dense with the aggregate sitting deeper, so the grind has to go further to expose a consistent pattern. Newer slabs are often the opposite — soft, still curing, and prone to loading up the diamonds.
Joints, Patches & Flatness
A slab poured in sections, patched around old equipment pads or cut for plumbing reroutes will show every one of those repairs once it is ground. We walk the floor and tell you which you are likely to get first.

Commercial & Industrial Polished Concrete
Polished concrete earns its place in commercial buildings for unglamorous reasons: nothing to delaminate, nothing to strip and re-wax, and a surface that gets harder rather than softer under traffic. For a facility manager the relevant comparison is not appearance — it is what the floor costs to own over ten years.
Warehouse & Distribution
Joints in forklift traffic take the worst punishment, so we fill them with a semi-rigid polyurea that supports the joint edge instead of a soft caulk that gets chewed out by wheels.
Retail & Restaurant
Where the floor is part of the room. Seamless and non-porous with no grout lines — usually specified at mid-gloss, because a mirror floor under bright ceiling lighting produces glare people complain about.
Medical & Laboratory
A seamless, non-porous surface with nothing to harbour contaminants, standing up to repeated cleaning without the joints and seams that other flooring systems introduce.
Manufacturing
Abrasion and chemical exposure drive the spec. A densified slab resists both far better than an untreated one — though where there is standing chemical exposure we will point you to epoxy instead.
Working around your operation. Most commercial work we do is in occupied buildings. We phase it bay by bay, nights and weekends where the schedule demands it, and run dust extraction on every grinder to control airborne silica. Polishing is a dry, low-odour process — which is the main reason it can run in a building that is still trading when a resinous coating cannot.

Our Concrete Polishing Process
Polished concrete is not a product applied to a floor — it is a sequence of mechanical steps, and the sequence is what determines the result. Skipping grits is the most common shortcut in this trade, and it shows up six months later as a floor that will not hold its shine.
- 1. Assessment & Moisture TestingWe check hardness, see how deep the aggregate sits and test the slab for moisture before quoting. That reading decides whether the slab can be polished at all, or needs moisture mitigation first.
- 2. Cutting With Metal-Bond DiamondsCoarse metal-bond tooling, typically 30–80 grit, flattens the surface and opens the concrete. This stage sets the aggregate exposure — cream, salt-and-pepper or full stone — and it is the only stage that can.
- 3. Repairs & Joint FillWith the surface open, cracks, pop-outs and joints are filled and ground flush. Doing this after the first cut rather than before means repairs finish level with the surface around them.
- 4. DensifierA lithium or sodium silicate densifier goes down once the floor is honed to roughly 200 grit, reacting with free lime to fill the pore structure and harden the slab. Too early and it sits on the surface; too late and it cannot penetrate.
- 5. Polishing Through The Resin GritsThe floor steps up through resin-bond diamonds — 100, 200, 400, 800, 1500 and where specified 3000. Each grit exists to remove the scratch pattern left by the one before it.
- 6. Guard & BurnishA penetrating guard helps the surface resist staining, then the floor is burnished at high speed to bring up the final sheen and work the guard in. Ready for traffic — no cure time, no return visit.

Which One Do You Actually Need?
Polished Concrete vs Grind & Seal vs Sealed Concrete
These three get used interchangeably and they are not the same thing. The difference is whether the finished wear surface is the concrete itself or something sitting on top of it. Polished concrete is the slab, mechanically refined and chemically hardened — no film to peel or strip. Grind and seal flattens the slab the same way but puts a topical sealer over it: a specific sheen, faster and cheaper, at the cost of a sacrificial layer that eventually needs redoing. Sealed concrete skips most of the grinding and is really a protective measure rather than a finish.

Polished concrete is low maintenance and easy to care for. Routine dust mopping and occasional damp mopping with a pH-neutral cleaner will keep the surface looking its best. Avoid harsh chemicals or abrasive cleaning tools to preserve the polish and clarity.
A properly polished and densified slab is measured in decades rather than years, because the wear surface is the concrete itself — there is no coating to fail. What changes over time is the sheen, not the floor. In heavy traffic the gloss gradually dulls in the main walking lanes, and a re-burnish with fresh guard brings it back without regrinding.
Not the way a coated floor does. Polishing uses a chemical densifier that penetrates and hardens the slab from within, followed by a penetrating guard that helps resist staining. Neither forms a surface film, so there is nothing to strip or reapply on a schedule — the guard is simply refreshed during maintenance burnishing.
It depends on the room, not the budget. Around 400 grit gives a matte floor that hides traffic marks and suits warehouses. 800 grit produces a satin finish with clear reflection, the usual choice for retail and restaurants. 1500 and above delivers high gloss — striking under the right lighting, but it shows dust and every imperfection in the slab beneath it.
Usually, yes. Cracks, pop-outs and previous patches are filled during the process and ground flush, and old adhesive or coating residue comes off in the first cutting passes. The two things that genuinely rule a slab out are excessive moisture coming up through it, and concrete too soft or deteriorated to hold a polish. We test for both before quoting.
